Off Site Framing: Design, Frame and Build Rapid Home Construction

First delivery of wall package erected in a single dayWe have building homes off-site since 1998 and have been in the construction business since 1972. When we first commenced business all builders, including us, constructed residences and commercial buildings using a "stick framing" method combined with pre-built trusses. When we began constructing larger homes in the Tahoe area calling for the use of heavy timbers and stick framed roofs we looked to an alternative method of construction because of the short window of time in which to accomplish framing to insure that the project was enclosed prior to the on-set of winter. The homes we were constructing were 6,000 plus square feet and with the traditional framing methods would have taken an average of about nine to twelve months to frame. Since the "framing window" was from May 15th to October 15th, we needed to get the homes enclosed no later than the end of October to avoid having to endure the winter weather and accumulation of snow on the job site. Because of environmental restrictions no earth work could commence until April 15th and no earth work could continue past October 15th. Accordingly by using an off-site framing system we found that we could be framing while the foundation, rough plumbing and rough electrical work was being conducted on-site so that we were able to deliver and set by crane pre-constructed packages for the floors, the A custom pre-packaged home built by Off-Site Framingwalls, and the roof as soon as the foundation, rough plumbing and rough electrical work on-site was completed and this enabled us to complete framing and have the project enclosed before "winter" in a period of no more than four months with a much smaller crew (four to six men) than traditional stick framing.

We accomplished this achievement by constructing off-site the floor system and by precutting the timber, the girders, joists and floor joists ready for delivery and erection once the on-site work was complete and ready for framing. The first delivery of the off-site framing packag contained the floor structure which was erected in a day's time and the plywood subfloor was screwed down after inspection was completed. The second delivery consisted of the first story walls which were built in an environment allowing for better quality control. The framing tables were built and the walls were laved up along with the star package ready for delivery on the second truck at which time the second story floor which had been precut and packaged could be delivered. Finally the roofing package would be able to be delivered to the job site and set with a crane.
